Rental Criteria:
Are you 18 years of age or older?
Applicants must be 18 years of age or older.
Do you have a valid State I.D., Driver’s License, Student I.D., Passport, or Military I.D.?

Do you have 3 complete and consecutive years of housing history and contact information?
Applicants shall provide three (3) concurrent recent years of housing history. At least one of these 3 years preferably will be from a landlord or property management company. Home-ownership/Company Management must be verifiable. Incompletion of three full years and/or negative references may result in denial of the application. Approval of this application will be based on comments from verified former landlords, homeowners or property managers, including but not limited to payment history, deposit reimbursement, lease violations and cooperation, evictions, proper notice-to-vacate, pest problems, and housekeeping habits. Roommates are not verifiable references.
Does your gross monthly income equal at least 3.0 times the rental amount of the apartment?
Applicant’s gross monthly income shall be equal to or greater than 3.0 times rent. All income must be verifiable, but not limited to: student financial aid, self-employment, SSI, RSDI, etc. Income less than 3.0 times the rent, or unverifiable income, may result in denial of the application.
Is your credit report free and clear of collections, civil judgements, and large amounts past due?
Applicant’s credit shall preferably possess no collection, civil judgment, charge off or profit and loss accounts. Medical accounts, student loans and foreclosures shall be reviewed separately and may be excluded. Collections or balances to previous landlords must be paid in full and verified. Applicants showing a bankruptcy on credit must be discharged and paid over one year. Collections, judgments, and large amounts past due may result in denial of the application.
Is your civil background free and clear of unlawful detainers and/or evictions?
Applicants shall owe no money to previous landlords and shall have no evictions or unlawful detainers within the last year prior to applying.
Is your criminal background free and clear of misdemeanors, gross misdemeanors, or felonies?
Applicants will be immediately denied for having a misdemeanor under one (1) year, gross misdemeanor under five (5) years, and felony under ten (10) years. Arrests, charges or convictions that represent harmful or threatening behavior towards another individual or organization, sex crimes or prostitution will be immediately denied regardless of date of occurrence. Criteria for rental are based on criminal charges and/or convictions. All criminal history will be considered active until sentences are completed .
