Rental Application Criteria

Before you Begin

We are so excited to have you apply at Stevens Community Apartments!  Please carefully review the following rental criteria before completing the application:

  1. Applicant must be 18 years of age or older.
  2. Applicants shall have a valid and unexpired I.D., Driver's License Student I.D., Passport or Military I.D.
  3. Rental/Housing Verification
  4. Applicant shall provide two (2) recent years of housing history. Approval of this application will be based on comments from verified former landlords, homeowners or property managers, including but not limited to payment history, deposit reimbursement, lease violations and cooperation, proper notice to vacate, pest problems and housekeeping habits.
  5. Unacceptable sources for verification:
  6. Roommates
  7. A friend or family member (lessee) of an apartment community or house
  8. Evictions and Unlawful Detainers must be at least one (1) year old and satisfied in full and with satisfactory verification.
  9. Any balances owed to another Property Management company must be satisfied in full and verified
  10. Employment/ Income Verification
  11. Applicant's gross monthly income shall be equal to greater than 3.0 times rent. All income must be verifiable, but not limited to: student financial aid, self- employment, SSI, RSDI, etc.
  12. Exceptions:
  13. Applicant can demonstrate a current history of successful rent payment with an income less than 3.0 times the rent comparable to the application. This will be verified from acceptable housing resources.
  14. Cosigner- Cosigner and Applicant must combine to make six (6) times the rent per month in gross monthly income.
  15. Rent Pre-payment-Applicant can pre-pay a minimum of three (3) months' rent in lieu of income/employment verification. This option will reduce your security deposit by 50%.
  16. Or as otherwise required by law
  17. Credit
  18. Approval is not determined by credit score.
  19. Applicants showing a bankruptcy on credit must be discharged and paid at least one (1) year.
  20. Medical, student loans and home foreclosure debt will be excluded.
  21. Collections, judgments and large amounts past due may result in denial of application.
  22. Criminal Background
  23. Applicants will be denied for having a misdemeanor under one (1) year, gross misdemeanor under three (3) years
  24. Any conviction for non-violent felony offenses must be older than seven (7) years
  25. Felonies that exhibit harmful or violent behavior to another individual or organization, including criminal sexual conduct must be older than 10 years.
  26. Immediate denial for applicants on the sex offender registration.
