Pet Policy

We love our furry friends!

A maximum of two (2) pets per apartment is permitted with the exception of caged animals. 

Dogs are not to exceed 40lbs as adults. Ferrets are not allowed on premises.


All pets must be accounted for. Fostered animals, visiting animals, caged/aquarium animals, companion/service animals, and resident’s pets must all be listed and follow written rules for the safety, sanitation, and preservation of the property.

Resident(s) agree to comply herewith:


  • Dog and cat owners agree to pay an additional $100 refundable pet deposit and $200 non-refundable pet initiation fee under this pet addendum and resident further agrees to pay the additional monthly pet rent fees of $25 per month per cat and $25 per month per dog. Resident understands that the pet initiation fee will not be refunded, even if the pet(s) have been removed from the premises. Caged and aquarium pets are free of charge.
  • Resident must provide a photo and an accurate description of all pets including the weights of dogs; any inaccurate descriptions of pets shall cause revocation of this consent.
  • Pet(s) will not be allowed out of the pet owner’s apartment unless under the control of a responsible person and on a leash or in a pet carrier. The pet(s) and person(s) on premises are the responsibility of the leased tenant.
  • Pet(s) shall not be allowed to urinate or defecate on or in building premises, shrubbery, flowers or small trees. Residents shall curb dogs off property and promptly dispose of pet waste.
  • Any damage to the exterior or interior of the premises, grounds, flooring, walls, doors, trim, finish, tiles, carpeting, or any stains, etc., caused by pet(s) will be the full financial responsibility of the resident and that resident agrees to pay all costs involved in the restoration to its original condition.
  • Resident will provide adequate and regular veterinary care for the pet(s), as well as ample food and water, and will not leave the pet(s) unattended for any undue length of time, neglect or abuse the pet(s). Dog and cat owners shall also provide management with documentation proving that the pet(s) is up to date on its rabies vaccination. Vaccination records for dogs should also state their current weight.

  • Resident will diligently maintain the cleanliness of litter boxes as well as pet feeding and sleeping areas.
  • Pet(s) are not required to be spayed/neutered but may not be used for breeding, business, or commercial use of any kind.
  • Resident shall not permit the pet(s) to become a nuisance or annoyance or interfere with the rights or enjoyment of other tenants due to any behavior, noises, or smells emanating from the pet(s).
  • Landlord has the right to remove the pet(s) or have the pet removed if any terms of this addendum are not in compliance. If the management revokes the consent to keep the pet in the apartment, then it is agreed that the resident shall place the pet(s) out for board or otherwise remove the pet(s) from the leased premises for the balance of the lease term. Costs of boarding are the sole responsibility of the resident.
  • Resident agrees to indemnify, hold harmless, and defend landlord or landlord’s agents against all liability, judgments, expenses (including attorney’s fees), or claims by third parties for any injury to any person or damage to property of any kind whatsoever caused by the resident’s pet(s).
  • Stevens Community requires photos of all pets as well veterinary paperwork for dogs and cats stating that they are current on their rabies vaccinations. These documents must be submitted within seven (7) days of signing this addendum.
